Investing in real estate has been a goal for me since at least 2001. With my full time job and other responsibilities it was difficult for me to see the possibilities. So, I read books, listened to audio cds and even ordered a couple of the tv infomercial courses to learn how it’s done. Later I joined at least two investor clubs here in Houston so I could find a mentor that could show me how to find a property, fund it and flip it. I attended their meetings, took their courses and saw that others were doing it but I was still only thinking about it. Late in 2008 I decided if it was going to happen I had to jump out there and do it. That’s when that Zen saying, “when the student is ready the teacher will show up” became real for me.

Upon making the real commitment and decision to jump in, I ran across Networth Realty and Joe Sevcik. Joe’s explanations and coaching made it so easy to take action and work the plan. While the rest of the world was worried about the economy and rising gas prices, grocery prices and unemployment and the mortgage crisis, Joe helped me find my first property. It was a nice 2 story, 4 bedroom, 2130 sq ft home that I bought for $55,000. Joe helped me estimate the needed repairs at about $21,000. Using comparables we estimated the ARV at $107,500 and a projected gross profit of $31,500.

After closing on the purchase I thought I was on my own and braced myself for the hard work and the schedule challenges with my job to begin. However, using all the flexibility I could squeeze out of my work schedule, Joe was there the whole time consulting with me, working with the contractors, checking work completion,showing me how to submit draw requests to my lender, and helping me stay on time with the project. He even went by the house several times when I couldn’t to check on work progress.

After about 6 weeks it was time to put it back on the market and all those fears about the economy and the mortgage crisis surfaced for me again. But following Joe’s instructions we put up the signs, put the house on MLS, and were prepared to put up signs around the neighborhood. To my amazement, five days after listing the house we had a contract in hand! The buyer was fully qualified, had seen the house and wanted it. After inspections and negotiations with the buyer we settled and closed on a price of $109,000 – $2000 over the amount Joe had suggested when I bought the house! That sale resulted in a gross profit of $33,000 on my very first project. I was hooked. In less than a week Joe and I were writing up the contract on my second house.

I’ve learned more while working on my two projects with Joe Sevcik and Networth Realty than all that time I spent before with books, cds and clubs. The biggest realization is proving to myself that real estate is the best investment regardless of the economy. Each fluctuation of the economy, up or down, brings with it opportunities to provide solutions for people and therefore to make money.
